Foundation Cracks Explained: Which Ones Are Normal and Which Ones Need Repair

A crack in the foundation can make any homeowner pause. Some cracks are harmless signs of concrete drying and settling. Others point to movement, water pressure, weak soil, or structural stress that should not be ignored.


The tricky part is that not every crack tells the same story. A thin vertical line on a newly poured wall may be normal. A wide horizontal crack with damp patches and bowing is a different matter. The goal is not to panic at every mark in concrete, but to know what deserves monitoring and what needs a proper inspection.


This guide explains the most common foundation cracks, what they usually mean, and when repair should move to the top of the list.

Why foundation cracks happen


Concrete is strong, but it is not perfectly still. It shrinks as it cures, expands and contracts with heat, and responds to changes in the ground around it. In the Philippines, heavy rain, poor drainage, clay-rich soil, and occasional ground movement can all add stress.


A foundation crack may come from one cause or a mix of several:


  • Concrete shrinkage

    New concrete loses moisture as it cures. This can create thin hairline cracks, especially within the first months after construction.


  • Normal settlement

    A house can settle slightly into the soil after it is built. Minor, even settlement may create small cracks that do not grow.


  • Poor drainage

    Water collecting near the foundation increases soil pressure. It can also soften the soil, which allows sections of the foundation to move.


  • Expansive soil

    Some soils swell when wet and shrink when dry. During long rainy periods followed by hot weather, this movement can stress slabs, footings, and walls.


  • Tree roots

    Large roots can dry out soil or press against shallow structures. This is more common when trees sit too close to the house.


  • Construction issues

    Weak concrete mix, poor compaction, thin footings, missing reinforcement, or rushed curing can all lead to cracking.


  • Seismic activity

    Ground shaking can widen existing cracks or create new ones, especially in older homes or structures with weak foundations.


The first clue is the crack’s shape. The second clue is whether it changes.


A crack that stays thin, dry, and unchanged is usually less urgent than one that widens, leaks, or comes with uneven floors, stuck doors, or wall separation.

Foundation cracks that are usually normal


Some cracks look alarming because they sit in an important part of the house. Still, many are cosmetic or low-risk. They deserve attention, but not panic.


Hairline cracks


Hairline cracks are very thin, often less than 1 mm wide. They usually appear as fine lines in concrete walls, slabs, or plaster finishes.


They often come from drying shrinkage. If the crack is narrow, dry, and not growing, it is usually not a structural problem.


Watch hairline cracks if they:


  • Spread in many directions

  • Let water through

  • Keep widening

  • Appear with sinking or sloping floors


A single hairline crack is often a maintenance item. Many homeowners seal it to keep out water and insects.


Thin vertical cracks


Vertical cracks running straight up and down are common in poured concrete foundations. They often come from shrinkage or mild settlement.


These are usually less concerning when they are:


  • Narrow

  • Fairly straight

  • Not paired with wall movement


A thin vertical crack can still allow moisture in during the rainy season. Sealing it early helps prevent water damage, mouldy smells, and paint bubbling inside the home.


Small cracks in slab surfaces


Concrete slabs, such as ground floors, garages, or patios, can develop small surface cracks. These may come from curing, temperature changes, or minor soil movement.


Surface cracks are usually less concerning when the slab remains level and stable. If one side of the crack rises higher than the other, the issue may involve soil movement or settlement beneath the slab.


That change is more than cosmetic.

Foundation cracks that should concern you


Some cracks suggest active movement or pressure against the foundation. These need closer attention, especially if they are widening or allowing water in.


Horizontal cracks


Horizontal cracks are among the most serious foundation warning signs. They often appear along basement walls, retaining walls, or foundation walls that hold back soil.


In many Philippine homes, full basements are less common, but retaining walls and lower-ground foundation walls still face soil and water pressure. When saturated soil pushes sideways, concrete or masonry can crack horizontally.


Be concerned if a horizontal crack comes with:


  • Bulging or bowing walls

  • Damp patches

  • Soil pressing against the outside wall

  • Rust stains from exposed reinforcement

  • Crumbling concrete


A horizontal crack can mean the wall is under more pressure than it was designed to handle. This should be inspected by a qualified engineer or foundation repair specialist.


Diagonal cracks


Diagonal cracks often run at a 30 to 75 degree angle. They may start near the corner of a window, door, or foundation wall.


These cracks often point to uneven settlement. One part of the foundation may be dropping or moving more than another.


A diagonal crack becomes more concerning when it is wider at one end. That shape can show that one side of the structure is shifting.


Look for related signs inside the house:


  • Doors that scrape or will not latch

  • Windows that stick

  • Cracks above door frames

  • Gaps between walls and ceilings

  • Uneven or sloping floors


One symptom alone may have a simple cause. Several symptoms together suggest a bigger movement issue.


Stair-step cracks in block or brick


Stair-step cracks follow mortar joints in concrete hollow block, brick, or stone walls. They step upward or downward in a zigzag pattern.


These usually point to movement. The wall may be settling unevenly, or soil pressure may be pushing one section out of line.


Small stair-step cracks in non-structural plaster may be less serious. Stair-step cracks through the blocks or mortar joints deserve inspection, especially if they are wider than a few millimetres or keep growing.


Wide cracks


Any crack wider than about 5 mm deserves closer attention. This does not automatically mean the foundation is failing, but it is wide enough to warrant an expert opinion.


Be more cautious if the crack:


  • Widens quickly

  • Runs through the full thickness of the wall

  • Has one side higher than the other

  • Lets water in during rain

  • Appears after flooding, excavation, or an earthquake


A crack wider than 10 mm is more serious and should not be treated as a simple patching job.


Wet cracks and water seepage


Water changes the risk level. Even a small crack can become a problem if it leaks during rain.


Wet cracks can lead to:


  • Mouldy smells

  • Damp interior walls

  • Paint or plaster damage

  • Corrosion of steel reinforcement

  • Soil washout beneath slabs

  • Termite-friendly moisture around the home


Sealing the inside surface may stop visible dripping for a while, but it may not solve the pressure outside. If water keeps returning, fix drainage and waterproofing, not just the crack face.

How to check a foundation crack before calling for repair


A careful check can help you explain the problem clearly. It can also show whether the crack is changing over time.


Start with a simple visual inspection. Do not chip, widen, or drill into the crack. Just observe and record what is already there.


Measure the width


Use a ruler, tape measure, or crack gauge. Measure the widest point in millimetres. If the crack is too thin to measure, describe it as hairline.


Take a photo with the ruler in the frame. This gives you a record for comparison later.


Mark the ends


Place small pencil marks or masking tape at the crack ends. Write the date beside the marks.


If the crack extends past the marks after a few weeks or months, it is active. Active cracks need more attention than stable cracks.


Check both sides of the wall


If possible, look at the inside and outside of the same wall. A crack visible on both sides may pass through the wall, not just the surface finish.


That matters because through-cracks can let water, insects, and air into the structure.


Look for patterns, not just one crack


One isolated crack may be minor. A pattern of cracks tells a stronger story.


Check for:


  • Multiple diagonal cracks near openings

  • Repeated stair-step cracks

  • Cracks on opposite sides of the house

  • Floor cracks aligned with wall cracks

  • Gaps around columns, beams, or wall corners


In reinforced concrete homes, pay attention to cracks near columns and beam-column joints. These areas carry load. Cracking there deserves professional review.


Watch doors, windows, and floors


Foundation movement often shows up in places away from the foundation.


Signs include:


  • Doors that suddenly rub the floor

  • Windows that no longer close smoothly

  • Tiles cracking in a straight line

  • Floors that feel uneven underfoot

  • Skirting boards separating from walls


These clues help distinguish a cosmetic crack from structural movement.


Note recent events


Think about what changed before the crack appeared or grew.


Recent triggers may include:


  • Heavy rain or flooding

  • Nearby excavation

  • New drainage work

  • Plumbing leaks

  • Tree removal

  • Earthquake shaking

  • Added loads, such as a new upper floor or heavy water tank

Keep soil from piling too high against exterior walls. Make sure downspouts discharge away from the foundation. Clean drains before the rainy season. Repair plumbing leaks quickly. Avoid planting large trees too close to the house.
